02 When It's Required

A Licensed Site Safety Manager is required under NYC Building Code §3310 on any "Major Building" project that is 15 stories or higher, 200 feet or taller, a full demolition meeting the same threshold, or specifically designated by DOB regardless of height. Buildings between 7–14 stories or 100–199 feet require a Site Safety Coordinator instead. Smaller alterations may not require either. 03 What We Do
  • Enforce the approved Site Safety Plan and Tenant Protection Plan on site
  • Conduct daily walk-throughs and document conditions in the SSM logbook
  • Sign off on the start of major operations: concrete pours, hoist erection, crane picks, scaffold builds, demolition phases
  • Inspect and document sidewalk sheds, scaffolds, hoists, netting, fall protection
  • Coordinate directly with NYC DOB inspectors during scheduled and unscheduled visits
  • Respond to incidents and near-misses, file required reports with DOB and OSHA
  • Stop unsafe work (including trades not directly under the GC) when conditions warrant
  • Coordinate with FDNY for hot-work, gas, and welding operations
  • Maintain permits, insurance certificates, and DOB-required postings on site

Skilled Safety Management is a premium service. We don't publish standard rate cards because every NYC project has different scope, duration, shift requirements, and complexity factors that materially change the price. We provide a fixed-fee proposal within 24 hours of receiving your project documents.

Factors that affect a quote

  1. Project size, height, and DOB classification (Major Building, alteration, demolition)
  2. Project duration: months on the books drive total fee
  3. Shift requirements: night, weekend, 24-hour operations
  4. Dual credentials needed (SSM + CSM, SSM + F-89, etc.)
  5. Complexity and risk profile: adjacent to occupied buildings, transit, landmarks
  6. Geography: mobilization distance from our Brooklyn HQ

08 FAQ

Is the Site Safety Manager the same person every day?

Yes. The licensed manager assigned to your project is the same person whose name and license number appears on your DOB filings. If they take a planned absence, we provide a covering manager whose credentials we share with you in advance.

Will the manager be a direct SSM employee or a subcontractor?

A direct employee. We do not rent licenses or subcontract credentials.

Can the manager also handle Concrete Safety Manager duties?

On projects where scope allows, yes. Many of our managers hold both credentials and we'll bill the combined role at a single discounted rate. For very large concrete operations a dedicated Concrete Safety Manager is usually safer and faster.

How does invoicing work?

Weekly or biweekly, with detailed time sheets and the SSM logbook attached. Net 30 standard. Net 15 or weekly available on request.

What if our project gets a stop work order?

We respond within 1 hour, document corrective action, and coordinate directly with the assigned DOB inspector to lift the order as quickly as possible. Most are lifted within 1–3 business days when the underlying cause is addressed promptly.
